Before You Sign That Lease

Thinking about housing for next year? Making plans to sign a lease with your future roommates? Here are some important things to consider before signing a lease:
1.    With all your potential roommates, review the property thoroughly. Check important components including: water pressure, plumbing, appliances, closet space, light fixtures, cupboards, doors, windows and the surrounding neighborhood.
2.    Ask your property manager questions up front, such as:
When is rent due? Is there a grace period?
What, if any, utilities are included?
  What are the lease terms?
Is parking provided? If so, where and how many spots are provided?  Are permits required? Where can visitors park?
Are pets allowed? If so, are there extra costs associated (e.g. deposit, additional rent required)?
Is it possible to sublease? What is the process for this (i.e. does landlord need to approve sublease)?
